Demonstration Housing Projects at Goa

Institute of Public Assistance (Provedoria) provided the land within its own premises at Chimbel, Goa measuring 2000 sq.mts for DHP. Goa State Urban Development Agency, Goa has proposed to use the DHP for Social Welfare Cause (Old Age Home). Based on the discussion with Goa State Urban Development Agency, Goa plan of Old Age Home consisting of 28 units along with other provisions includes Activity room, prayer room, dining hall with kitchen reading room doctors room, Physio therapy room, emergency care room, nurses room, caretaker room, guest room, office, convenience room etc. was finalized. The proposed DHP is in G+1 configuration and is being constructed using LIGHT GAUGE STEEL STRUCTURAL SYSTEM - Light Gauge Steel Framed Structure with Precast Concrete Panels on both side of Wall and Light Weight Concrete as Infill. The DHP is undertaken as part of PMAY (U).

The onsite infrastructure development works include Boundary Wall, CC Road, pavements with interlocking tiles, landscaping, water supply, sewerage, Drainage, rain water harvesting tank, external electrification, Solar street light etc.

The details of the project are as follows:

Project Profile:

  • Plot Area for DHP         :   2000 Sq.mts.
  • Total Covered Area      :   1954.2 Sq.mts.
  • DHP is double storied building consists of five single rooms, two double rooms, one 3-sharing, four 4-sharing, one 7-sharing and one 10-sharing rooms
  • The other provisions includes Activity room, prayer room, dining hall with kitchen reading room doctors room, Physio therapy room, emergency care room, nurses room, caretaker room guest room, office, convenience room, and separate toilets for ladies & gents, ramp & Lift Room


About the Technology:

Light Gauge Steel Framed Structures (LGSF) is based on factory made galvanized light gauge steel components, designed as per codal requirements. The system is produced by cold forming method and assembled as panels at site forming structural steel framework of a building of varying sizes of wall and floor. The assembly is done using special types of screws and bolts. LGSF is a well-established technology for residential construction in North America, Australia and Japan and is gaining ground in India.

LGSF is typically ideal for one to three storey high buildings, especially for residential and commercial buildings. Due to its flexibility, fast construction and durability, this technology has great potential for counties like India. LGSF can be combined with composite steel / concrete deck resting on light steel framing stud walls.

Technology being used:

Foundation Walling Floor/Roofing Slabs
  • Isolated RCC column footing with Plinth beam
  • Light Gauge Steel Framework System (LGSFS) with Precast Concrete panel on both side of walls and light weight concrete as infill.
  • Light Gauge Steel roof truss with MS deck sheeting resting on web joist & screed concrete with false ceiling of gypsum board.

  • Kota Stone Flooring in Common area and Staircase
  • Weather Proof Acrylic Emulsion paint on external walls
  • Oil Bound distemper over POP on internal walls
